Guesty and PriceLabs solve different problems. Guesty is the property-management system that connects reservations, channels, calendar context, and guest operations. PriceLabs is the dynamic-pricing engine. On Airinn STRP and Guided Control, both subscriptions are included and Airinn configures and actively manages the pricing and operating stack around them.
What Guesty does
Guesty is the current required PMS for Airinn STRP and Guided Control. Airinn uses it to connect the owner's desired OTA accounts, including Airbnb, Vrbo, Booking.com, and other supported channels.
Airinn expects to support other PMS options later. Today, Guesty is the only supported PMS for these two service levels.
What PriceLabs does
PriceLabs supplies the dynamic-pricing engine and market data used to keep rates aligned with demand, booking pace, lead time, occupancy, events, and property-specific constraints.
A pricing engine is not the same thing as revenue management. The software can calculate and push rates. Revenue management is the ongoing operating work around strategy, configuration, exceptions, monitoring, and the relationship between pricing and the rest of the property.
What Airinn manages on STRP
STRP includes Guesty and PriceLabs. Airinn configures and actively manages PriceLabs, connects Guesty to the owner's desired OTA accounts, includes direct-booking capability at no additional Airinn cost, and coordinates guest messaging, calendar operations, cleaners, maintenance/vendors, turnovers, and calendar-triggered workflows.
Airyn can handle guest messaging at the permission and proactivity level the owner chooses. If the owner wants PMS-native messaging automations, Airinn provides templates, but the owner controls and configures those automations inside the PMS.
What changes on Guided Control
Guided Control includes everything in STRP and adds the deepest Property Hub feature set, a dedicated Account Success Manager with email support, strategy video calls, proactive owner outreach, and Airinn's highest level of listing optimization.
Business strategy consulting is available separately on an hourly basis.
What is not included
Hardware is not included. Third-party channel billing follows the account structure for the plan. On STRP, VRBO charges stay on the owner's VRBO account and card. On Guided Control, applicable VRBO fees are billed in arrears because the account is Airinn-controlled.
The practical difference
Buying Guesty and PriceLabs gives an owner strong software. Airinn's higher service levels are designed for owners who do not want to become the full-time operator of that software stack.
The tools still matter. The difference is who is responsible for connecting them, configuring them, watching them, and turning their data into operating decisions.
